Public Hearing Set On Planned Croton Falls Development

NORTH SALEM, N.Y. – A public hearing on the proposed North Salem subdivision known as Highgate-Woodlands is scheduled for June 25, at 7:30 p.m. at the Croton Falls Firehouse, 1 Front St., Croton Falls.

The property under discussion is on Reed Road, off Hardscrabble Road in Croton Falls. It can be identified on the Town Tax Maps as Sheet 2, Block 1734, Lots 15, 16, and 19. The developer’s site plan provides for 42 single-family homes and a complex of 76 townhouses, restricted to people 55 years of age and older. In order to accomplish this, the developer is requesting rezoning to R/AMF/2.

According to the developer’s description, the site would be served by a private subsurface sewage treatment plant and water supply system and would be accessed by a public road and serviced by a network of private interior roads. All of the private utilities and common amenities would be owned and operated by various homeowner and condominium associations.

“The subdivision originally filed suit against the town when the 1987 zoning code was changed,” said North Salem Supervisor Warren Lucas. “The owner has been in front of the Town Board on and off for 15 or more years, with several different projects they were pursuing.”

Anyone interested in the proposal is invited to attend the public hearing. Comments from the public will be accepted by the Board until July 25.
