The house was built in 1910 and started out as a small cottage, Morris said. The two-bedroom guest house was most likely a pony barn.

The kitchen has been updated with modern appliances. One of Morris’ favorite rooms is an English Conservatory that was attached to the house. “It has its own air conditioning and heating,’’ Morris said. “It was designed by Marston and Langinger, a company from London that manufactures glass conservatories. In any season, it’s just wonderful to sit in the room. It brings the outside in.”

A first floor master bedroom has a view of the waterfall, a fireplace and dressing area. The house feels spacious throughout. “The living room runs the full width of the house,’’ Morris said. There’s an antique fireplace, family room library with a fireplace and an open common area upstairs.”

The guest cottage adds a lot of potential. It could be used as an home for a couple caring for elderly parents, an au pair suite or even an apartment for a couple whose grown children have come back to the nest.

The property also includes numerous recreational amenities. People can boat, swim or skate on the lake, smack balls on the tennis court, dive into the inground pool or work up a sweat in the exercise room. Hikers could hoof the property for days and not take the same route twice.

“I don’t think pictures convey what a serene, private setting it is,’’ Morris said. “There’s so much around you. It has the potential to be an amazing family compound.”
